A Level 2 survey offers a general overview of the property’s condition, highlighting significant issues but without going into extensive detail. In contrast, a Level 3 survey—based on the Home Survey Standard published by the Royal Institution of Chartered Surveyors—provides a far more comprehensive and detailed assessment. It includes a thorough inspection of the property’s structure and construction, an explanation of defects and their likely causes, and clear advice on necessary repairs, maintenance, and the implications of any issues identified. The report is information-rich, typically including annotated photographs and staged advice to help you prioritise works and plan next steps. It may also comment on the condition of concealed areas where possible, outline risks, and provide guidance on future works, making it particularly suitable for older, altered, or more complex properties.
