The cost of a survey will vary depending on the type, age, size, and overall complexity of the property. As a general guide, Level 2 surveys typically range between £500 and £700, while Level 3 surveys usually start from around £800 upwards. More complex properties, including those with multiple dwellings, annexes, or outbuildings, will generally be higher due to the additional time, detail, and level of inspection required.
Reports are issued within 7 to 10 working days.
As a sole practitioner surveyor, I personally carry out every inspection myself. I do not send out third parties or subcontract the work to other surveyors.
Once you have confirmed your booking and agreed to the terms and conditions of the survey, I will then contact the selling agent or vendor directly to arrange access to the property and confirm the inspection appointment.
As part of both Level 2, Level 3 surveys and valuations, the roof space will be accessed wherever it is safe and practicable to do so.
Absolutely, you are welcome to attend the inspection with me, provided the vendor agrees to access being granted on that basis. I am more than happy to meet clients in person and It can be particularly useful, as I can talk you through any issues I identify on site and give you a clearer understanding of the property’s condition at the time of inspection.
