A HomeBuyer Survey—also known as a Level 2 Survey—is a cost-effective way to gain a professional overview of a property’s condition before you buy.
This survey focuses on the areas of the property that are easily accessible, identifying any visible issues that are serious, potentially dangerous, or likely to impact the property’s value.
It’s designed to highlight the key risks you need to be aware of—without going into the same level of detail as a full building survey.
While the structural integrity of the property is not examined in detail and normal wear and tear is not covered, the report provides a clear and concise summary of the property’s overall condition.
You will receive practical guidance on general maintenance, along with an indication of whether any repairs may be required, helping you make a more informed decision.
The report also includes advice on environmental risks and highlights any legal matters that may require further investigation by your solicitor.
The Home Condition Survey (Level 2) is suitable for newer, less complex properties.
Inspection
An inspection of easily accessible areas of the property, including the major indoor features like ceilings, roof, walls, floors, bathrooms and woodwork.
An inspection of permanent outdoor buildings and the outside of the home including roofing, pipes and gutters, walls, windows and outside doors.
An inspection of the visible parts of the heating and drainage systems, electric, gas/oil and water services.
Assessment of easily accessible timbers for rot and active woodworm infestation.
Assessment for dampness of the walls and timbers.
Assessment of any cracking or potential structural movement.
A HomeBuyer Survey is a non-intrusive, visual inspection designed to give you a clear snapshot of a property’s condition.
Vernon-Ellis Surveyors will assess all readily accessible and visible areas of the home, carefully identifying any issues that are serious, potentially dangerous, or likely to affect the property’s value. This ensures you’re aware of the key risks before making your purchase decision.
As this is a surface-level inspection, the survey does not include lifting floorboards or carpets, or moving furniture. If you require a more detailed, in-depth analysis of the property, a Level 3 Building Survey would be the more suitable option.
If you’re purchasing a newer, conventionally built property that appears to be in good condition, a HomeBuyer Survey is often the recommended choice.
However, if you’re looking for more detailed, bespoke advice, a Full Building Survey may be the better option.
